If a Lot Owner is having complications with their Strata Management Company, they can lodge a formal complaint with SCA (WA) provided their Strata Management Company is a member with SCA (WA).

SCA (WA) also has an advisory service for lot owners if they have questions about strata. Please note that this service is only available to SCA (WA) Members.

What is the difference between a Lot Owner, Strata Company, Council of Owners, and a Strata Management Company?

Lot Owner A Lot Owner is an individual that owns a unit within a strata complex. Strata Company A Strata Company is the collective group of Lot Owners living within a strata complex. If you are a Lot Owner, you are a member of your Strata Company. Council of Owners The Council of Owners is a select group of elected Lot Owners. They are elected at each AGM. The purpose of the Council of Owners is to carry out the duties of the Strata Company. Strata Management Company The Council of Owners in many cases will employ a Strata Management Company to carry out some of the duties of the Strata Company. The Strata Managers act on behalf of the Strata Company, so they generally cannot make decisions alone.

If you would like to make a complaint about one of our members, you will first need to read our Code of Conduct to ensure that your complaint breaches one of our sections. Once you have determined the section of the Code of Conduct being breached, you will need to complete an SCA Code of Conduct Complaint Form. My Strata Management Company is not a member of SCA (WA).

If your Strata Management Company is not a member of SCA (WA), action must be taken through the State Administrative Tribunal. For information about lodging a complaint through the State Administrative Tribunal, please see Landgate's Guide to Strata Titles.
